The Bali Villa Marketing Service is the main service that we offer to villa owners. This includes managing all the advertising, promotion and online listings for your villa, as well as dealing with all guest enquiries, payments, questions, complaints and refunds.
however requires an exclusive partnership with an owner. The regular inspections, suggested improvements and dynamic pricing mean it is not practical to partner with owners that also wish to market their villa with other agents.
Our target for all our villas is to run at 60% to 70% occupancy, which we achieve most years. If we are running at higher than 70% occupancy, we increase the rates to reduce demand. Our view is that above that level there are issues on staff well-being and villa maintenance.
When COVID hit, we moved quickly to adapt our Bali Villa Marketing Service to focus on local guests based in Bali and within Indonesia. We also moved to market our villas to guests looking for longer bookings of a month or even up to a year. This flexibility and adaptability is a direct result of our exclusive marketing model.
It also meant that despite COVID, in January 2021, 12 out of our 14 villas were booked with guests.

We carry out extensive competitor analysis to identify the optimum rate for your villa and the current market trends, ensuring that your villa beats the competition. We make regular changes to the rates to reflect market conditions and keep these current and dynamic.
Costs of listings, advertisements, Google adwords are all included in our services. The only exception is for third party costs for fixed assets like websites, photos and videos, where we pass on the cost only.
We can create an individual website for you, including providing all copy, photos etc, we only ask that you pay our external costs for web developer.
We purposely work exclusively with only a select number of villas to ensure that we can take time to regularly inspect all our villas and provide reports and advice to owners, and can provide full training and support to staff if requested.
